Our Services

I will prepare your property inspection reports with easy-to-read details on the condition of every major component, from the roof to the basement, major and minor deficiencies. I will make recommendations on what to watch out for, provide helpful property preservation tips, and explain any safety concerns.

I recommend that my clients be present during the inspection and follow along with me as I perform the inspection. When the inspection is over, I will prepare and review the detailed report with you to make sure you understand everything and I will answer any questions you might have.

Pre-Purchase Inspections

A property inspection is a process where items within a property are inspected to verify proper installation and operation. Doors and windows are checked, roofing materials are inspected, and air-conditioning and heating systems are operated. I will fill the sinks and tubs, run the showers, and flush the toilets. I will take notes of the condition and operation of the components inspected throughout the entire process. Upon completion of the inspection, I will distribute a report to you.

New Construction

New construction inspections are performed at the completion of construction and prior to your final walk-through with the builder’s customer service representative. It is recommended that utilities (gas, water, and electric) are turned on. The inspection should be scheduled a day or two before your final walk-through with the builder. This will ensure that most of the last-minute items have been completed prior to your closing. Upon completion of the inspection, I will distribute a report to you.

Seller Inspections

Listing inspections are very good for the property owner who may not be aware of the condition of their property. Even though the property make look great, there could be serious technical, safety, or functional issues present without the owner’s knowledge. Having the property inspected prior to placing it on the market is the ideal way to identify and either repair or disclose the issue that is found in the inspection report.

A septic system inspection assesses the condition and functionality of the entire system, including the tank, distribution box, and drain field. This helps identify potential issues early on, preventing costly repairs or replacements and ensuring proper wastewater disposal. Regular inspections can also provide peace of mind about your septic system’s performance. 

The Inspection Process

We provide thorough professional inspections in a clear, concise, easy to understand manner. The inspections typically range from two to three hours long, depending on the size of the house. When the inspection is over, we will prepare you with a detailed inspection report within 24 hours.
